Tesco's Fresh & Easy Neighborhood Market Opens Three New Stores in Southern California Today

Tesco's Fresh & Easy Neighborhood Market opened three new stores today, all in Southern California.

The three stores, which all had grand opening celebrations today, are at: El Toro Road & Trabuco Rd., Lake Forest; Newport Boulevard & Harbor Boulevard, Costa Mesa; and Camino Del Norte & Dove Canyon Road, San Diego.

Today's openings bring to 159 the total number of Fresh & Easy stores Tesco now operates in California, Nevada and Arizona. A majority, 110 units, of the 159 Fresh & Easy stores are in California.

El Segundo, California-based Fresh & Easy Neighborhood Market has so far opened four new stores this year, all in Southern California. In addition to the three fresh food and grocery markets opened yesterday, a store was opened in El Cajon (at 2nd Street & Madison Avenue) on January 12.

The grocer plans to open three more new stores in Southern California next week, on February 16. Those stores are located at:

• Oceanside Boulevard & Vine Street - Oceanside
• Alameda Street & Florence Avenue - Walnut Park
• Seaward Avenue & Thompson Boulevard - Ventura

Below is the current store-count rundown by market region for the 159 Fresh & Easy stores, which average 10,000-12,000 square-feet and feature a limited assortment - 4,500 -to- 5,000 SKUs - of fresh foods, groceries and non-foods' packaged goods:

Tesco's Fresh & Easy Neighborhood Market On Track to Close 13 Stores By November 2, 2010


Tesco plans to have the 13 Fresh & Easy Neighborhood Market stores it's slated for closure - six in metro Phoenix, Arizona; six in metro Las Vegas, Nevada; and one in Southern California's Inland Empire region - shuttered and fully-closed by Tuesday, November 2, 2010.

The locations of the 13 closing Fresh & Easy stores are:

Tesco announced the closing of the 13 stores on October 5, as we reported in this story - October 5, 2010: Philip Clarke's Early Welcome to America: Tesco Logs $151 Million Half-Year Loss For Fresh & Easy Neighborhood Market.

Fresh & Easy Neighborhood Market by the numbers

Once the 13 stores are closed, Tesco will have 155 of its small-format (10,000-12,000 square-foot) Fresh & Easy fresh food and grocery markets operating in California, Nevada and Arizona, down from the current 168 units.

Below is a breakdown by market region of the 155 stores after the November 2 closures:

Tesco's Fresh & Easy Neighborhood Market is boarding up the 13 stores and will continue to pay the monthly rent on the units unless it can either sub-lease the units, which it has been attempting to do, or work out some sort of reduced rent arrangement with the landlords, which is unlikely.

Tesco has said it could open some or all of the stores at some point in the future. It's called the closures "mothballing," in reference to that possibility.

However, based on our reporting, along with the fact Tesco would like to sub-lease the 13 units, we doubt if once closed any of the 13 stores will fly the Fresh & Easy banner and be reopened anytime in the future.

In terms of subleasing, the metro Phoenix and metro Nevada commercial real estate markets are so flooded with available retail commercial real estate space, particularly vacant buildings, we don't see Tesco having much success with that goal, outside of perhaps being able to sub-lease a handful of the units if it offers extremely appealing monthly rates. The Moreno Valley unit in Southern California could be easier, although the Inland Empire region also has plenty of vacant retail commercial real estate on the market.

Additionally, since Tesco couldn't make a go with the Fresh & Easy stores at the 13 locations, it's doubtful any other small-format grocer, outside of a local independent or two perhaps, or drug store chain (the buildings would be a good size drug stores) will be interested in the locations. Niche specialty type stores would seem to be the best available opportunity, considering the market and the smaller footprints of the store buildings.

Tesco currently isn't plan on opening any additional new Fresh & Easy stores this calendar year. No new units are set to open this month, and none are at present planned for November or December 2010.

As we previously reported, Tesco's Fresh & Easy currently plans to open 10 new stores in Southern California in early 2011. The current opening time-frame for the stores is January 1, 2011-February 23, 2011.

Additionally, the retailer plans to open its first batch of Fresh & Easy Neighborhood Market stores in Northern California beginning in early 2011, probably starting in February but it could be March depending on a couple of variables. No Additional New Fresh & Easy Neighborhood Market Stores Set to Open This Year; Ten New Units Planned For January 2011


Breaking Buzz

United Kingdom-based Tesco isn't planning to open any additional new Fresh & Easy Neighborhood Market stores this calendar year, Fresh & Easy Buzz has learned. No new stores are set to open in October, November or December 2010 at present, and likely won't be.

However, the retailer is currently planning to open 10 new stores in January 2011, according to our sources. All 10 stores are in Southern California.

New store openings are dynamic and fluid at Fresh & Easy Neighborhood Market headquarters in El Segundo, California. Therefore, the current 10 planned store openings for January 2011 could change in either a plus or minus direction between now and the end of 2010.

Tesco opened nine new Fresh & Easy stores in September. [See - September 22, 2010: California Dreamin': Fresh & Easy Neighborhood Market, Whole Foods Market Combined Open a Total of Four Stores Today in California.]

Fresh & Easy Neighborhood Market was originally considering opening at least three new stores in November 2010. However, that was before Tesco decided to close 13 Fresh & Easy stores - six each in metro Phoenix, Arizona and metro Las Vegas, Nevada, and one unit in Southern California - which it announced on October 5. Tesco's Fresh & Easy is now in the process of closing the 13 stores. It plans to board the stores up, something it's referring to as "mothballing," saying it might open some or all of the units up again at some time in the future.

All 13 stores are set to be shuttered by November 2, 2010.

Fresh & Easy's real estate department is also trying to sub-lease the stores, which will be difficult, particularly in metro Phoenix and metro Las Vegas, where there's an abundance of vacant retail commercial real estate on the market currently. Apparently "mothballing" is a situational process. If Fresh & Easy is fortunate enough to sub-lease some or all of the stores, that would tend to render opening the stores up in the future a moot point, wouldn't it?

As of today there are 168 Fresh & Easy stores - 93 units in Southern California; seven stores each in metro Bakersfield and metro Fresno, in California's Central Valley; 34 units in metropolitan Phoenix, Arizona; and 27 stores in metro Las Vegas, Nevada.

After closing the 13 stores, Fresh & Easy Neighborhood Market's store-count will be 155. There will be 92 units in Southern California, 28 stores in metro Phoenix, and 21 units in metro Las Vegas. The Bakersfield and Fresno region store numbers will remain unchanged.

On October 5, 2010, Tesco said it plans to open 19 Fresh & Easy stores over the next six months. [See - October 5, 2010: Philip Clarke's Early Welcome to America: Tesco Logs $151 Million Half-Year Loss For Fresh & Easy Neighborhood Market]

The new store opening schedule - 19 stores over the next six months or so - tracks with our research and analysis. Besides the 10 Southern California stores set for January 2011 openings, as we've previously reported, Tesco plans to open 11 stores in Northern California in early 2011. The retailer's plans call for opening some of the 11 stores in February 2011, and opening the remaining units in March. However, that schedule depends on how many of the stores are ready to open at the time. A few of the 11 stores might not be ready to open until April 2011.

Either way, if all 11 are open and operating by the end of March 2011, that equates to 21 stores in six months. If a couple aren't ready to open until April that would work out to about 19 new units six months from now.

As we've previously reported, Tesco's Fresh & Easy plans to distribute to the Northern California stores from its Riverside County distribution center in Southern California, rather than opening its Northern California facility, which has been sitting idle since 2008.

The Northern, Southern and to a lessor degree Central California regions will be Tesco's focus in 2011 in terms of opening new Fresh & Easy stores, based on our information, as well as analysis.

We expect the retailer to open a few stores in metro Phoenix, Arizona, in selected locations, in 2011. Tesco has a number of Fresh & Easy store locations in the region. A few stores are completed but sitting empty. Tesco holds leases on still other metro Phoenix sites where no work at all has been started.

At present we would be surprised if Tesco opens any Fresh & Easy stores in metro Las Vegas, although one or two are possible. Like in metro Phoenix, Tesco has a number of unopened and future store locations it acquired a considerable amount of time ago and is sitting on.

When it reported its half-year sales and earnings on October 5, Tesco said it plans to have 400 Fresh & Easy stores open and operating by the end of its 2012/13 fiscal year. It's currently in its 2010/11 fiscal year, which ends in February of next year.

To achieve that 400-store mark, Tesco will have to open 245 new stores in less than three years. That's in contrast to having opened 168 - and it will be 155 when the 13 stores close - in its first three years of operation with Fresh & Easy. The first batch of Fresh & Easy stores opened in late November 2007.

In our analysis its a very tall order to open 245 stores in that period of time - and to do so without ending up with numerous poor to very poor locations, which is something Tesco's Fresh & Easy has done - choose way too many bad locations in the first place - in opening the 168 stores in a bit under three years, which is the primary reason it's closing 13 stores, some of which have been open for far less than three years.

For example, three of the six metro Phoenix, Arizona region stores that are closing are in the city of Mesa and two are in Gilbert. See 13 Closing Fresh & Easy Stores List. A more thoughtful store location process would not result in five of the six stores being closed being in just two cities.

Two New Fresh & Easy Neighborhood Market Stores Open in Fresno, California Region Today

Customers wait to enter the New Fresh & Easy store in Fresno, California this morning. The grand opening started at 10 am.

Tesco's Fresh & Easy Neighborhood Market opened its two newest stores this morning to waiting crowds.

The two new markets, which make 165 Fresh & Easy stores as of today, are located in the Fresno Metropolitan region in California's Central Valley.

One store is in Fresno, in a shopping center on the southeast corner of Cedar and Shields avenues. The address is: 3040 North Cedar Avenue. The second Fresh & Easy market is right next door to Fresno, in Clovis. The Clovis store, the second Fresh & Easy unit in the city, is on the northwest corner of Herndon and Fowler avenues, at 1725 Herdon Avenue.

Grand opening celebrations, which started this morning at 10 am, are currently going on at both stores.

Tesco's Fresh & Easy Neighborhood Market now has seven stores in the Fresno Metropolitan region. In addition to the two stores in Clovis, the opening of the new store today in Fresno makes a total of four Fresh & Easy units for Fresno. There's also a Fresh & Easy Neighborhood Market fresh food and grocery store in Reedley, which is in the Fresno Metro region.

Seven & Seven [stores] for the Central Valley

In addition to its seven stores in the Fresno region in California's Central Valley, Tesco has seven Fresh & Easy Neighborhood Market locations farther south in the valley, in the Bakersfield region. Five of the seven stores are in Bakersfield; one is in nearby Wasco; and the other in Delano.

Three new stores opening next week

Three new Fresh & Easy markets are set to open on Wednesday, September 22.

All three of the markets are in the San Diego Metro region in Southern California. Two of the stores are in Oceanside and one unit is in San Diego. The locations of the stores are:

>River Road. & College Boulevard, Oceanside, California
>College Boulevard & Oceanside Boulevard, Oceanside, California

The September 22 openings are the last three new stores, of the nine units that will have been opened by Tesco's Fresh & Easy this month, set to open in September. At the end of September, Fresh & Easy Neighborhood market will have 168 stores open and operating in California, southern Nevada and Metro Phoenix, Arizona.

Fresh & Easy Buzz has been calling this month 'Big Bag' September for Fresh & Easy Neighborhood Market because of the high number - nine - stores it's opening this month.

But the fresh food and grocery chain didn't open any new stores in May, June, July or August 2010, instead it bunched them all up for openings this month - hence the 'Big Bang' title, so to speak. Therefore, the high number of openings this month should be viewed in this light. For example, if the grocer opened just one new store a month, from May through August, and two stores this month, it would have achieved the same results, a total of nine new stores open and operating by the end of September 2010.

Fresh & Easy has followed this new store opening "bunching up" strategy all year.

October 2010 openings

As of today, Tesco's Fresh & Easy hasn't announced any new store openings for October.

As we've previously reported, so far, according to our sources, three new stores are planned for October 2010 openings. However, new store openings are a moving target at Fresh & Easy Neighborhood Market headquarters in El Segundo, California. Therefore the number of new stores to be opened in October could increase before the grocery chain makes an announcement, which should be coming soon. Our reporting and planned number of new stores, three, is only as of today.

Fresh & Easy Neighborhood Market Hits (and Breaks) the 100-Store Mark in California With Today's Openings

United Kingdom-based Tesco today opened the first four of its nine Fresh & Easy Neighborhood Market stores opening this month, in what we're calling the grocer's 'Big Bang' September new store opening month. Today's openings make it 102 stores for the grocer in California and 163 units in total.

The four Fresh & Easy stores that opened today are all in Southern California, at the following locations:

>Hubbard St. & Gladstone Ave., Sylmar, Southern California
>Rosemead Blvd. & Valley Blvd., Rosemead, Southern California
>Rose Ave. & Gonzales Rd., Oxnard, Southern California Coast
>Cherry Ave. & 25th St., Signal Hill, Southern California

Sylmar store gets 'store 100' honor

Tesco's El Segundo, California-based Fresh & Easy Neighborhood Market designated its new store in Sylmar as its 100th California store.

Prior to today, Tesco operated 98 of its 159 fresh food and grocery stores in California. The opening of the four new stores today brings the total number of units in California to 102. The overall store count is now 163.

The majority of the 102 California stores are in Southern California. The others are in the Bakersfield and Fresno Metropolitan regions in the Central Valley.

There are 34 Fresh & Easy markets in Metro Phoenix, Arizona, and 27 units in the Las Vegas, Nevada Metropolitan region.

Rosemead first in chain to feature "greener' refrigeration system

The Fresh & Easy store opened today in Rosemead, California is the grocery chain's first to earn GreenChill Certification. The store earned that "green" rating because of its naturally occurring carbon dioxide (CO2) refrigeration system, a first for any of the Fresh & Easy Neighborhood Market stores.

It's estimated such systems reduce the impact of an average grocery store's refrigeration useage on the ozone layer by about 70%, as compared to current industry standards.

The Rosemead Fresh & Easy market has also earned a silver certification award from the U.S. Environmental Protection Agency's (EPA) GreenChill Partnership, for meeting certain key benchmarks for cutting emissions that harm the earth's protective ozone layer and contribute to global warming.

The store's system was designed and built by Kysor/Warren. Source Refrigeration & HVAC, Inc., did the engineering and installation. Fresh & Easy Neighborhood Market's energy-useage management partner, Verisae, provided an energy management system that's being used to control the CO2 Refrigeration System, and its software is being used to help Tesco's Fresh & Easy track energy use and operating costs, according to the grocery chain.

The installation of the system is a part of Fresh & Easy's 'green grocer' strategy and program, along with being one of the many energy conservation measures the chain has been and is implementing in order to save money on the cost side of the balance sheet over time.

More new stores coming

Next Wednesday, September 15, two more new Fresh & Easy stores will open, both in the Fresno region in California's Central Valley. The stores are at: Cedar Ave. & Shields Ave., in Fresno, and Herndon Ave. & Fowler Ave., in next door Clovis.

On September 22, the remaining three of the nine new stores are set to open.

Those stores, all in the Metro San Diego region in Southern California, are at:

>River Rd. & College Blvd., Oceanside, California
>College Blvd. & Oceanside Blvd., Oceanside, California

The September 22 openings will mark the end of 'Big Bang' September for Tesco's Fresh & Easy Neighborhood Market. But not the end of new store openings for 2010.

October 2010 openings

The grocer hasn't yet announced any new store openings for October.

However, according to our sources, thus far three new stores are set to open in October. New store opening decisions are a moving target at Tesco's Fresh & Easy. Therefore, our number is as of today, and could change in the upward direction before an October new store opening announcement is made by Fresh & Easy Neighborhood Market.

'Big Bang' September: First Four of Nine New Fresh & Easy Neighborhood Market Stores Opening on September 8

Tomorrow, Wednesday, September 8, is the start of a big new store opening month for Tesco's Fresh & Easy Neighborhood Market.

As we wrote about on July 14 (and actually reported on nearly a month before the grocer announced it) in this piece - Fresh & Easy Neighborhood Market Confirms Our June 25 Report it Will Open Nine New Stores in September 2010 - Tesco's Fresh & Easy is opening nine new stores in September.

The first four of those nine stores, all in Southern California, open tomorrow.

The stores opening tomorrow morning are:

>Hubbard St. & Gladstone Ave. Sylmar, Southern California
>Rosemead Blvd. & Valley Blvd. Rosemead, Southern California
>Rose Ave. & Gonzales Rd. Oxnard, Southern California Coast
>Cherry Ave. & 25th St. Signal Hill, Southern California

There are currently 159 Fresh & Easy fresh food and grocery markets in California (Southern and the Central Valley), Metropolitan Phoenix, Arizona, and in Metro Las Vegas, Nevada.

Of those 159 units, 98 are located in California; 34 in Metro Phoenix; and 27 in the Las Vegas region.

Tomorrow that total number will grow to 163 Fresh & Easy stores, with 102 in California.

'Big Bang' September

Following tomorrow's openings, two new Fresh & Easy markets will open on September 15. Both of those new stores are in the Fresno Metropolitan region in California's Central Valley. The stores are located at: Cedar Ave. & Shields Ave., in Fresno, and Herndon Ave. & Fowler Ave., in next door Clovis.

October 2010 Fresh & Easy openings

Tesco's Fresh & Easy Neighborhood Market hasn't yet announced any new store openings for October. However, according to our sources, thus far three new stores are set to open in October. New store opening decisions are most always a moving target at Fresh & Easy, therefore our number is as of today, and could change in the upward direction before an announcement is made by the grocery chain.

Grand openings events are planned at all four Fresh & Easy Neighborhood Market stores opening tomorrow.

2010 new store opening paradigm

Tesco hasn't opened any new Fresh & Easy markets since April 2010. [See - June 25, 2010: A Four Month Pause: No New Fresh & Easy Neighborhood Market Stores Set to Open Until September 2010].

Rather than open two or three new stores over the summer months, the grocer decided to wait until September - back-to-school time - and open nine stores in the same month, which is something Fresh & Easy has done frequently. Think of it as sort of a new store opening "Big Bang" theory or strategy.

New jobs and the economy

Fresh & Easy stores employ between 20-25 workers per-store. All store workers, except the store manager and sometimes the team leader (assistant manager) are part timers, who work in the range of 20 -to-32 hours a week.

Starting pay at the California Fresh & Easy stores is $10 hour. It's $9 hour in Arizona and Nevada. Team leaders start at $13 hour. Store managers are salaried.

Tesco's Fresh & Easy pays about 80% of its part time employees' health insurance premiums, as long as the work at least 20 hours a week, and offers them a match on their 401 (k) savings plans.

The four new stores opening tomorrow will result in about 90 or so new jobs in Southern California, albeit part time positions. In the current economy - and in California especially, which has a 12.3% unemployment rate - every new job is needed: Part time, full time and even semi-part time.

Therefore, those 90 new jobs (and the 180 or so total new jobs created at the nine Fresh & Easy markets opening this month) are good news specifically to the people hired - and a good thing in general coming two days after a Labor Day holiday in America, in which we celebrated against a backdrop of a 9.6% unemployment rate, with many more Americans than that percentage represents unable to find work, but no longer being reported in the official statistics.

Grocers investing in America - creating jobs

In fact, food and grocery retailers are one of the few business segments in corporate America (and in the case of Tesco's Fresh & Easy from the United Kingdom) that are spending and investing - and creating new jobs - rather than sitting on piles of cash. It's estimated big U.S. corporations in the aggregate are sitting on nearly $3 trillion in cash reserves rather than investing it in America because they aren't confident in the U.S economy.

But most food and grocery retailers, ranging from supermarkets and mass merchandisers, to alternative formats and convenience stores, are bullish on growing their respective businesses and store-counts in the U.S., unlike the corporations sitting on all that cash. Remember that next time you visit the grocery store. It's one bright spot - or business segment - when it comes to job creation in America.

Fresh & Easy Neighborhood Market Confirms Our June 25 Report it Will Open Nine New Stores in September 2010


New Store Openings

On June 25, 2010 we reported in this story - A Four Month Pause: No New Fresh & Easy Neighborhood Market Stores Set to Open Until September 2010 - that Tesco's Fresh & Easy Neighborhood Market would open at least nine, and potentially as many as 10, new stores in September 2010. We also reported the grocer wouldn't open any new stores in either July or August, which it won't.

Today Fresh & Easy Neighborhood Market issued a press release in which it announced it will open nine new stores in September. No new Fresh & Easy stores will open this month or in August.

The dates of the nine new store openings and the store locations are:

There are currently 159 Fresh & Easy fresh food and grocery stores located in California (Southern and the Central Valley), southern Nevada and Metropolitan Phoenix, Arizona.

Ninety eight of the current 159 Fresh & Easy markets are located in Southern California and the Bakersfield and Fresno Metro regions in California's Central Valley; 34 units in Metropolitan Phoenix, Arizona; and 27 stores in southern Nevada.

After the nine new stores open in September, the total Fresh & Easy Neighborhood Market store-count will be 168. Since all nine new stores are in California, it will raise the total store-count in the Golden State to 107, which will mean a significantly high percentage of Fresh & Easy sales will depend on how the stores perform in California, particularly in Southern California where the majority of the 107 units will be located.

We said in the blog that Fresh & Easy would continue to put its new store emphasis in Southern California - and it is. In fact, the grocer hasn't opened a new store in southern Nevada (Metro Las Vegas) in over a year. And its new store openings in Metropolitan Phoenix, Arizona has been nearly as sparse.

You will no doubt see numerous publications run stories today and this week about the opening of the nine new stores, based on the Fresh & Easy Neighborhood Market press release the grocer issued today. But we're the only publication that actually reported it - and we did so three weeks ago.

A Four Month Pause: No New Fresh & Easy Neighborhood Market Stores Set to Open Until September 2010

Tesco's Fresh & Easy Neighborhood Market currently has no plans to open any new stores in either July or August, Fresh & Easy Buzz has learned. Our source information is strong enough on this that if Fresh & Easy were to open a store, say in August, it will be because the grocer decided to do so after today.

The next batch of new Fresh & Easy stores will likely open in September 2010, according to our information. Look for as many as 9-10 new store openings in September.

There are currently 159 Fresh & Easy stores open and operating.

Tesco's Fresh & Easy hasn't opened any new stores since April 2010, despite having numerous units in California, southern Nevada and Metropolitan Phoenix, Arizona completed and sitting empty.

If the next new store opening doesn't come until September, as we're reporting, that will mean the grocery chain has taken a four month new store opening pause - from May -to- August 2010 - which is similar to what the grocer did for about three months back in March 2008, just five months after its first store opened in November 2007. Fresh & Easy started calendar 2010 off with a new store opening big bang. The grocer opened five stores in January, nine units in February, Three in March, and 11 Fresh & Easy food and grocery markets in April., for a total of 28 new stores in the first quarter of calendar 2010. However, with no new stores set to open in the second quarter, the total will remain at 28 new Fresh & Easy stores opened in the first half of calendar 2010.

Tesco's Fresh & Easy continues to publicly say, via its corporate spokesman, that it's taking a slow and cautious approach to opening new stores because of the continuing recession, which has hit the states of California. The economy in all three states is improving though.

But this argument, which is nearly two years old, really begs the question, in our analysis. That question, or central proposition is:

If you're a major global retailer like Tesco, the third largest food and grocery retailing company in the world, and you say you still believe strongly in your U.S. format and chain, Fresh & Easy, which Tesco says it does, and you have many stores completed and sitting empty, which you're paying monthly rent on, why, recession or not - and the economy is without a doubt improving significantly - would you not open those stores, particularly a few of the completed 18 stores in Northern California's San Francisco Bay Area, a region where the economy is considerably better (and improving faster) than it is currently in Southern and Central California, southern Nevada and Metro Phoenix, Arizona, the market regions where Fresh & Easy has its current 159 stores?

Further, since one of the key positioning points of the Fresh & Easy format and stores is that they're affordable - Tesco has even claimed the prices are at least 10% lower than Fresh & Easy's supermarket competition, and that's not including the regular 20% off discount store coupons the grocer regularly distributes - one must then also logically ask why such a format, Fresh & Easy as described by Tesco, wouldn't be the perfect answer for shoppers during a recession? And since it's not, what's wrong?

We aren't going to answer the question in this piece. But if you read through Fresh & Easy Buzz, which we've been publishing since late 2007, you'll be able to derive some answers, at least based on our close observation, research, reporting and analysis of Tesco's Fresh & Easy for nearly three years.

This question, or central proposition, though is the one Tesco needs to ask itself internally. It should also seek some outside, unbiased and objective counsel on the question as well. Answering the question honestly, then moving forward with changes based on those answers, is the first key step the grocer needs to take in order to have a chance of real success - breaking even, then profits, and ultimately growth - with Fresh & Easy Neighborhood Market.

In April of this year Tesco CEO Terry Leahy said the company will open about 50 new Fresh & Easy stores in its fiscal year 2009/10. That fiscal year started at the end of February, which means 14 of the 28 new stores opened so far in calendar year 2010 were opened in Tesco's 2009/10 fiscal year, leaving 36 new stores to be opened between now and the end of February 2011, when the fiscal year ends.

That's an eight month period, which works out to opening an average of between four -to- five (four some months, five others) new stores a month. That's a decent pace. However, in Northern California alone, Tesco has 37 store locations which have been confirmed since 2008, more that we've reported on but aren't confirmed by the grocer. Most of the Northern California stores aren't completed. Work hasn't even started on many. But a couple, like the store in Pacifica, California near San Francisco, are completed and sitting empty.

In Southern and Central California, southern Nevada - where a new Fresh & Easy store hasn't been opened in nearly a year - and Metro Phoenix, Arizona, the grocer has probably as many or more than 36 stores that are either completed and sitting empty or could be completed rapidly, but has put construction on hold.

A new CEO, current director of international operations and IT Philip Clarke, will be taking over for Tesco CEO Terry Leahy in early March 2011. As such we don't expect to see any change in the number of Fresh & Easy stores opened this year, over Leahy's estimate. In fact, if anything, perhaps fewer.

Because Tesco has a strong culture of succession planning, Philip Clarke is already working with CEO Leahy in the corner office at Tesco corporate headquarters in the United Kingdom, in addition to doing his current job. Clarke has had little if any involvement in how Fresh & Easy has been run to date, that's been done by Tesco director and Fresh & Easy Neighborhood Market CEO Tim Mason, under CEO Leahy's supervision and support.

But come March 2011, CEO Clarke will have to decide what he wants to do regarding Fresh & Easy, which lost $253 million in fiscal year 2009/10 and $208 million in fiscal year 2008/09. In addition, Tesco is estimating a loss in that same $253 million range for fiscal year 2010/11. These are operating losses and don't include the hundreds of millions of dollars in start up investment Tesco has made for Fresh & Easy USA.

The most significant, in a challenging way for Tesco, aspect of the higher loss in 2009/10, compared to 2008/09, is that the loss of $45 million more in 2009/10 came with a substantial increase in sales at Fresh & Easy. (See the links above.) Why is this important? Because a key part of Tesco's strategy with Fresh & Easy is predicated on an assumption that as scale and sales increase, losses will narrow. But the opposite happened in 2009/10 over 2008/09.

Additionally, Tesco is predicting an increase in sales of 50% in fiscal year 2010/11, over 2009/10. But it's also projected a loss of about $253 million, the same as 2009/10. This means that increased scale - the significant predicted year-over-year 50% increase in sales - does absolutely nothing to decrease the loss at Fresh & Easy, based entirely on Tesco's own numbers and estimates. For those who know even just a little bit about the food and grocery retailing business, this is a serious problem.

Tesco also just spent what Fresh & Easy Neighborhood Market CEO Tim Mason says is in the "tens of millions of dollars" to buy and takeover its produce supplier, Wild Rocket Foods, and its fresh meat and prepared foods ingredient supplier, 2 Sisters Food Group. The takeover is over adding what CEO Mason says is about 750 employees to the Tesco Fresh & Easy Neighborhood Market payroll.

Tesco's line, which most all of the grocery industry trade press and mainstream business press has published in its stories on the takeover, is that the company is doing this because it demonstrates confidence in Fresh & Easy... ect.

But Tesco intentionally brought Wild Rocket and 2 Sisters with it to the U.S. as part of a strategy of outsourcing its fresh produce and meat supply functions in order to achieve cost savings. In other words, built into the financial assumptions for Fresh & Easy's breaking even is having the two companies there as independently-owned supply partners to absorb labor costs. Adding 750 new employees to the Tesco Fresh & Easy payroll by taking over Wild Rocket and 2 Sisters blows those break-even assumptions right out of the water, most probably. Tesco can probably take some sort of an accounting charge over the cost of buying the two companies.

You do the math. Assume the fully-burdened cost per employee is $30,000, which is reasonable. Multiple that by 750 added employees to the Tesco Fresh & Easy payroll. Since Wild Rocket Foods and 2 Sisters Food Group both only had Fresh & Easy as their respective U.S. customers, there's no other revenue source for Tesco regarding its ownership of the two companies. That means the added labor cost of these 750 new employees has to come from current and future Fresh & Easy Neighborhood Market revenue. (We suspect layoffs of some sort will come soon at both Wild Rocket and 2 Sisters.) This could blow Tesco CEO Leahy's projected $253 fiscal year 2010/11 loss for Fresh & Easy out of the water, possibly meaning an even bigger loss for the fiscal year which ends in February 2011.

Terry Leahy will be leaving the CEO position on March 11, 2010, and Tesco won't report it's fiscal year 2010/11 sales and earnings, including its loss for Fresh & Easy until the following month, April. Therefore he won't be around to have to deal with the numbers - be they less than $253 million, around $253 million, or possibly more.

But new CEO Philip Clarke will be there in April 2011, just a little over a month into his new job as CEO of Tesco. And you can bet he's already thinking about what he's going to say, and do, about it. We also doubt if opening new stores is the primary thing on incoming CEO Clarke's mind right now - or at the top of his "to do list" - regarding Fresh & Easy Neighborhood Market.

No New Fresh & Easy Neighborhood Market Stores Set to Open This Month


Tesco's Fresh & Easy Neighborhood Market has no new store openings set for the month of May.

Fresh & Easy usually announces or confirms any new store openings at least three weeks prior to the opening date.

Additionally, the retailer seldom if ever opens new stores in the last week of a month. Rather, new stores are generally opened during the first three weeks of the month, based on our historic tracking, since October 2007.

Therefore, we're concluding Fresh & Easy is either very late in announcing any new stores it plans to open in May - or more likely, it's taking a breather from opening new stores this month, after a very big April in which the grocer opened 11 stores - and not opening any new units this month.

Additionally, we usually hear from our various sources about new store openings for a given month in advance. April, regarding May, was virtually silent on new store opening buzz from our sources. In contrast, February and March were buzzing.

We do, however, find it a bit odd from a strategic point of view that Fresh & Easy would rush to open 11 stores in April, and then not open any in May.

Why not, for example, open six or seven new units in April, then the remaining four or five this month, in order to spread out the attention and publicity the grocer gets when it opens new stores.

One conclusion: Perhaps Fresh & Easy's senior management team didn't know in March-April that it wouldn't open any new stores in May?

Or - perhaps something is in the works at Fresh & Easy's corporate headquarters in El Segundo, California that makes it easier to focus on without the opening any new stores this month?

Or - May could merely be a new store opening brake. After all, sometimes a cigar is just that - a cigar.

In addition to opening 11 new stores in April, Tesco opened three new Fresh & Easy units in March [March 7, 2010: Three New Fresh & Easy Stores Opening This Month; First Opening March 10 in Palm Springs, California], nine in February [January 27, 2010: February New Store Opening 'Big Bang' For Tesco's Fresh & Easy; Nine New Stores So Far] and five in January, for a total of 28 new stores opened in the first four months of the 2010 calendar year.

Tesco's fiscal 2010/11 year began on February 28, 2010. Therefore it's opened 14 (11 in April and three in March) new Fresh & Easy stores thus far in its new fiscal year. The nine new stores in February were all opened before the February 27, 2010 end date for Tesco's 2009/10 fiscal year.

As of today, Tesco has 159 of its small-format, convenience-oriented Fresh & Easy food and grocery markets open and operating in the following market regions: Southern California, as far south as near the Mexican border; California's Central Valley (the Bakersfield and Fresno Metro regions); Metropolitan Las Vegas, Nevada; and Metro Phoenix, Arizona.

In early 2008, Tesco announced it had secured 37 Fresh & Easy store locations in Northern California - 19 in the Sacramento-Vacaville Metro region and 18 in the San Francisco Bay Area - and planned to launch into the region in early 2009. However, the grocery chain later postponed that launch - twice.

Thus far Tesco hasn't opened any of the 37 confirmed (there are a some non-confirmed locations in the region which we've discovered and reported on in the past here) stores in Northern California, despite first announcing there existence and plans to open them over two years ago, nor has the grocer announced anything publicly to date about its plans for Northern California. On April 20, 2010 Tesco reported a fiscal year 2009/10 loss of $253 million for Fresh & Easy. [April 20, 2010: Strong Group Revenue & Profit For Tesco... But $253 Million Loss at Fresh & Easy] The fiscal year was over on February 27, 2010. The fiscal 2009/10 loss was $45 million more than the $208 million loss Tesco reported for Fresh & Easy in its 2008/09 fiscal year, despite a significant increase in sales, mostly from new store openings, over the previous year.

Tesco Set to Open 11 New Fresh & Easy Neighborhood Market Stores in April

Beginning in early 2008 (click here to read), Fresh & Easy Buzz began suggesting that Tesco's Fresh & Easy Neighborhood Market needed to start individualizing and localizing its stores, including the architectural design elements, based on the unique characteristics of the various and different communities where it locates its markets, rather than follow the cookie-cutter design approach it was doing. We stressed doing so is important in order to, among other things, create a sense of place for a food retailer and for store shoppers in a given community and neighborhood, particularly if the grocer uses "neighborhood" in its store name, like Fresh & Easy does.

In early 2009 Fresh & Easy started doing this with some of its new stores, such as its store at 603 South Lake Avenue in Pasadena, California (pictured at top), which opened on July 15, 2009, and its store in downtown Fresno, California (pictured below, note the localized mural), which we first wrote about here in July 2008, and which opened in January 2010. We like the individualized and localized design elements of both of the stores. (Double click on the photos if you want to view them in larger size.)

In this piece [Tesco's Fresh & Easy Set to Hit 150-Plus Store-Count Mark on April 7] yesterday we highlighted the fact that with the opening of four new Fresh & Easy Neighborhood Market stores next week, on Wednesday, April 7, Tesco would be achieving the milestone 150-plus store-count mark. (A total of 152 Fresh & Easy markets open on April 7.)

We also discussed in the piece how since January of this year Tesco's Fresh & Easy has been aggressively opening many of the numerous stores it's had completed but sitting unopened for some time in Southern and Central California, Southern Nevada and Metropolitan Phoenix, Arizona.

Today, the fresh foods and grocery chain said it will open seven more stores in April, in addition to the four already set to open on April 7, for a total of 11 new stores opening in April 2010.

Critical Mass in Bakersfield Market

The major news here, in addition to the big 11 store opening itself, is that Tesco is opening three new Fresh & Easy stores in the Bakersfield, California market, in California's southern Central Valley, in April.

The grocer currently has just four out of a currently confirmed nine Fresh & Easy stores in the market opened to date. The three new stores in the market will bring that to seven out of nine confirmed stores open by the end of April.

Below are the nine Bakersfield market region store locations confirmed to date by Tesco's Fresh & Easy. The four currently opened stores are in green. The three stores opening in April are in red. The two stores in regular black font remain to be opened.

The first two Fresh & Easy opened in the Bakersfield market in December 2008, as we reported in this December 3, 2008 piece: Tesco Opens its First Two California Fresh & Easy Stores Outside of Southern California in the Central Valley City of Bakersfield Today.

Tesco didn't open its third Bakersfield region Fresh & Easy market until late February 2009.[February 11, 2009: Tesco to Open Third Bakersfield, California Fresh & Easy Store On February 25.]

The fourth store in the market, in Delano, opened on August 19, 2009.

Opening the additional three stores in April will give Fresh & Easy some added critical mass, which in addition to having more stores in general, can payoff for a grocer in terms of getting more bang for its marketing and promotional dollars spent in a regional market like Bakersfield, where to date it only has just the four stores open.

Opening big

With 11 new stores opening, April will be the most aggressive new store opening month for Fresh & Easy this year. In fact, it's close to a record number of new store openings in a single month for the grocer since it started opening the fresh foods and grocery markets in November 2007.

In February 2010 Tesco opened nine new Fresh & Easy markets - far from a slacker new store opening month in itself.

Tesco's Fresh & Easy by the (store-count) numbers

By the numbers: As of today there are 148 Fresh & Easy stores. On April 7, when four new stores open, Tesco will hit its 150 store milestone-plus two, for 152 stores. At the end of April, Fresh & Easy's store count will stand at 159 stores in California (Southern and Central), Southern Nevada and Metropolitan Phoenix, Arizona.

Closing (success) bigger

The 159 stores at the end of April will be about 41 stores short of where Tesco originally planned to be by the end of 2009. However, opening 159 stores in about 29 months (the first Fresh & Easy stores opened in November 2007) is still a rather impressive logistical achievement for any grocer, despite their original strategic plan.

Of course, opening the stores is only half the battle. And like the veteran salesmen advises his young sales reps: 'It's good to open big - but you've got to close even bigger.'

Tesco's Fresh & Easy Set to Hit 150-Plus Store-Count Mark on April 7

Tesco's Fresh & Easy Neighborhood Market will break the 150 store-count mark next week, on Wednesday, April 7, when it opens four new stores, all in Southern California, where the grocer has its corporate headquarters.

The four new Southern California stores opening on April 7 are:

When the four stores open next Wednesday, Tesco will have 152 Fresh & Easy stores open and operating in Southern and Central California, Southern Nevada and Metropolitan Phoenix, Arizona. As of today, there are 148 Fresh & Easy markets open.

Fewer stores than originally planned

As we've reported on and written about extensively, Tesco originally planned to have at least 150 of its Fresh & Easy small-format, combination fresh food and grocery stores opened in its three current market regions by mid-2009. It's original plan was to have as many as 200 Fresh & Easy stores opened by the end of 2009, including a number of units in Northern California.

However, in March 2008 [Tesco's Fresh & Easy 'Taking a Pause' From New Store Openings: A Full Review In the Works] Tesco took a multi-month "pause" in the opening of any new Fresh & Easy stores.

The grocer then embarked on a major re-merchandising program at its then existing stores, including adding new interior design elements and numerous new manufacturers' branded products and items to the stores.

Tesco then resumed opening new Fresh & Easy stores later in 2008 and into early 2009, but at a much slower pace than it had been doing since November 2007, when it started opening the first stores.

Tesco also postponed its Northern California launch indefinitely in 2009.

But once again, in mid-2009, Tesco put the brakes on new Fresh & Easy store openings, sighting the economic recession as its official reason for doing so. To illustrate the significant difference between the Fresh & Easy new store opening pace from November 2007 -to- November 2008 vs. November 2008 to the present, on November 11, 2008 we published this piece [Southern California Market Report: Tesco Hits A Numerical Milestone Tomorrow Morning As Store Number 100 Opens its Doors in Fullerton, California] about the opening of the 100th Fresh & Easy store.

The first batch of Fresh & Easy stores opened in November-December 2007 (The first store, in Hemet, California, opened as a test in late October 2007). So just one year later (November 11, 2008), Tesco had already opened 100 Fresh & Easy stores. In contrast, between November 2008 and the present, the grocer has opened just 48 stores.

Opening 48 new stores from November 2008 to March 2010 is still a significant number. But the point is that its far fewer than Tesco had originally planned to open to date, along with the fact our research shows a clear change in the grocer's store opening pace, based on the story linked above.

The result of these two new store opening halts is that Tesco has ended up with numerous new Fresh & Easy stores in Southern California, Nevada and Arizona sitting completed and empty but not yet opened, in addition to the numerous store sites in Northern California that have been sitting in various states of completion for over two years now.

Off to a big start in 2010

But beginning in January of this year, Tesco started opening some of these completed Fresh & Easy stores in Southern and Central California, Southern Nevada and Arizona. For example, nine new Fresh & Easy stores were opened in February 2010. Three new Fresh & Easy markets have been opened this month.

More completed stores to open

So this brings us to April 7, 2010, when four new Fresh & Easy stores will all open on the same day in Southern California, bringing the grocer's total store count to 152, with about 95 of those stores located in Southern California.

There remain numerous completed and near-completed Fresh & Easy units in Southern and Central California, Southern Nevada and Arizona.

New Store location outreach

Fresh & Easy also has been searching for additional new store sites in a fairly aggressive manner since February of this year. The grocer also is using its Web site, along with its Facebook page and Twitter feed, to ask consumers where they would like to see a future Fresh & Easy store.

This is a strategy that can cut both ways: It brings consumers into the new store site selection process (interaction), which has some merits. But since most consumers don't use the same criteria as a grocer does (or should use) to select store locations, it generally provides poor data. And, since most of the suggestions made aren't likely going to result in new stores being located where requested, the potential exists to anger many consumers who might end up feeling their ideas were ignored.

Our take is that Tesco's Fresh & Easy is doing this for two reasons: (1) It wants to see if there's a demand for any of its stores in a major way in certain locations where none currently exist; and (2) it wants to use the outreach process as a form of publicity for its brand and stores. There's nothing wrong with doing either. And both could work for the grocer. They could also backfire, as we suggested above.

Meanwhile, there are plenty of Fresh & Easy stores in various stages of completion, and in the development pipeline, to keep the grocer busy enough for the rest of 2010 getting what already exists open for business.

Three New Fresh & Easy Stores Opening This Month; First Opening March 10 in Palm Springs, California

Tesco is preparing to open the first of the three new Fresh & Easy Neighborhood Market stores it has slated for grand openings in March.

Below are the three Fresh & Easy fresh food and grocery markets set to open this month:

Sunrise & Tahquitz: Palm Springs, California

On Wednesday, March 10, a new Fresh & Easy store will open in Palm Springs, California, which is located in Riverside County in Southern California's desert region. The new store is at 102 South Sunrise Way in Palm Springs.

Tesco's 850,000 square-foot Fresh & Easy Neighborhood Market distribution center is also located in Riverside County.

The Sunrise & Tahquitz location will be the first Fresh & Easy store in Palm Springs (there's a Fresh & Easy market in Palm Desert, which is right next door), a city that was once the second home capital for many of Hollywood's biggest stars, and still remains a major second-home residence and tourist destination for the famous, infamous and not so famous - along with being a major retirement community.

Over the last decade Palm Springs has grown its permanent resident population considerably. The town's population is currently about 50,000, according to 2009 estimates from the U.S. Census Bureau.

However, that number is a bit deceiving because thousands of people have vacation homes in the city, where they spend a considerable amount of time. For example, right now is the "high season" in Palm Springs (January -to- early April), a time in which these temporary residents spend as much time as they can because of the generally warm and sunny weather.

Additionally, thousands more visit the city on a regular basis, including numerous groups that hold their conventions and other gatherings regularly in Palm Springs.

As a result, the population base from which grocers and other businesses have to draw from in Palm Springs is much greater than its 50,000 permanent residents.

Over two years ago, in February 2008, Fresh & Easy Buzz suggested to Tesco's Fresh & Easy in this piece [February 14, 2008: Is Tesco's Fresh & Easy Playing the Fiddle While Palm Springs' 'Burns' for A Trader Joe's?] that it should locate a store in Palm Springs, something that wasn't on the grocer's new store radar screen at that time. In the summer of 2008 Tesco's Fresh & Easy acquired the Palm Springs location for the store that's opening on Wednesday, March 10.

The store was set to open much sooner than it is. However, it was one of the many new Fresh & Easy stores the grocer postponed opening last year.

Ann & Centennial Center: Las Vegas, Nevada

A week later, on March 17, Tesco will open a new Fresh & Easy store in Las Vegas, Nevada, at 5639 Centennial Center Boulevard.

The Ann & Centennial store will be the first new Fresh & Easy market the grocer has opened this year in Southern Nevada.

All of Tesco's Fresh & Easy stores in Nevada are located in the Metropolitan Las Vegas region of Southern Nevada.

Calimesa & Myrtlewood: Calimesa, California

On March 24, Fresh & Easy will open a new store - and its third new unit for the month - in Calimesa, California, which, like Palm Springs, is in Riverside County in Southern California's Inland Empire region.

The Calimesa Fresh & Easy market, which will be the first unit in the city, is at 1126 Calimesa Boulevard.

Calimesa, which is right next door to the city of Yucaipa, is a young city, having been incorporated only in 1990.

It's also a small town population-wise, with only about 8,000 residents, according to 2009 census bureau data. However, there are thousands more residents who live in next-door Yucaipa and the surrounding area.

First quarter 2010 new store opening sprint

Tesco opened nine Fresh & Easy stores last month, and five new units in January. With the three new Fresh & Easy markets set to open this month, that will being the total number of new store openings for the first quarter - January -through- March - of 2010 to 17 stores. There are currently 145 Fresh & Easy fresh food and grocery stores in California (Southern California and the Bakersfield and Fresno regions in the Central Valley); Southern Nevada; and Metropolitan Phoenix, Arizona. At the end of this month the total store count will be 148.
